BTR Site Acquisition Manager

Role purpose

Working closely with the Head of Acquisitions to identify a pipeline of development sites to grow Gatehouse's exposure to the BtR sector. GHB has a proven track record in this sector having forward funded 24 single family housing sites across the UK totalling circa 1,700 units.

In addition to acquisition work the candidate will be required to assist as required in overseeing the onboarding, ongoing management (working with 3rd party property managers) and general portfolio management across the full life-cycle of the fund.

Key responsibilities

Assist Head of Acquisitions in preparing a pipeline of sites across key geographical target areas that fit the funds investment parameters.

Aim is to build a deployment pipeline of circa £360m GDC with the majority of funds to be deployed within 2021 & 2022 working with Gatehouses' existing Development Partners but also potentially with new partnerships via framework agreements. Assisting in the acquisition of circa 2,400 single family homes across the UK;
Maintaining a database of sites, researching locations, preparing site assessment reports and generally assisting in the under-writing of site acquisitions.
Assisting acquisitions head in negotiation of terms with housebuilders/developers in the acquisition of sites before handing over to Transaction Management team to close out deal.
Responsible for regularly reviewing the pipeline of PRS sites to include cashflow and financial appraisal work, including the preparation and presentation of post-tax returns to internal Credit Committees working with Analysts in the team.
Working closely with Development Managers pre-acquisition to ensure the suitability of the sites.
Assist with preparation of marketing presentation materials for equity raising initiatives.
Co-ordinate and manage third party advisors working on asset management initiatives as required.Skills required

Excellent verbal and written communication skills.
Strong research, quantitative and analytical skills.
Driven can-do attitude and ability to manage significant deal-flow.
An organised individual with good attention to detail who is able to produce high quality research and reports.
Able to use Microsoft Excel, Word and Powerpoint packages to a high standard.
Ability to build and maintain relationships with housebuilders, developers & agents.
Experience from a fund side investment background, strong consultancy experience, housebuilder/developer (land buyer).
Demonstrable track record in acquiring sites.
Good knowledge of UK residential investment markets and the fundamentals under-pinning the sector.
RICS qualified preferred.Additional details
