In a Nutshell:
We have a fantastic opportunity for a Strategic Development Manager to join our team within Vistry Group, at our Northern Home Counties office. As our Strategic Development Manager, you will achieve planning permission and enable the timely purchase of strategic land assets held within the Vistry Group portfolio for both the Vistry Homes and Vistry Partnerships businesses.
What we would like from you:
Key Responsibilities –
Ensure that Vistry Group's profit and ROCE is maximised by the planning of revenue generation and cost management through the development strategy of a site under an Option Agreement
Capture a clear vision for the development of a site and effectively and passionately promote that vision to all stakeholders
Be an ambassador for Vistry to agents, land owners, statutory authorities and the general public
Monitor that the application documentation leads to desirable, saleable and efficient developments
Monitor that the applications will lead to a satisfactory permission accounting for constraints and with phasing in line with the Option land draw down requirements
Create 'high level' viabilities and to negotiate S106/CIL agreements maintaining a viable scheme
Challenge design, technical, planning and commercial consultants to provide commercially deliverable solutions
Sense check that cost plans and cash flow forecasts are robust to support the valuation process
Organise the preparation of documentation to establish Market Value and Price Payable and to serve Price Notices
Ensure operating regions are provided with developable and viable land purchases and associated development strategy with opportunities to enhance value
Use initiative and persuasion to align internal and external parties to the development strategy
Provide visibility to Group and operating Regions as to progress against target milestones
Manage consultant expenditure within Strategic Land team budget
Assist the wider strategic land team in the identification of new land opportunities and assist in acquiring the site under an option at suitable terms
Show a strong team ethic within a multi-skilled Strategic Land team, demonstrating Vistry's core values of Integrity, Caring and QualityCompetencies –
Degree in Engineering or Surveying or related subject
Ideally a member of ICE or RICS or working towards
Previous experience of working for a national housing developer
Previous experience of working with strategic land is advantageous
Excellent communication and project management skills
Confident when working with landowners, agents, local authorities, and other stakeholders
