The Vacancy
We are seeking a truly exceptional individual to work in our Repairs Investment Department, an integral part of the Property (Services) Directorate. Reporting to the Operations Manager Planned and Surveying Works, you will manage our Direct Labour Operations (DLO) team and sub-contractors as required to undertake all planned cyclical decorations and replacement of our window and door programmes in our customers’ homes.
About the role
Managing and delivering the Investment Programmes as required by the Asset Team, efficiently and effectively delivering its’ stock investment and improvement programmes including all aspects of design, installation and operational services and coordinating adaptations as may be required. You will lead and support the team in all aspects of, Contract Administration, Procurement, Health and Safety including Asbestos and CDM procedures and management.
Bringing forward improvements, considering the business case for investment and alternative use, as well as asset protection issues. Delivering excellent customer service consistent with group strategies and objectives, ensuring all work is managed within agreed service level standards, budgets and quality requirements. Providing a comprehensive, cost-effective planned improvement service, including the development of appropriate strategies, work plans and procedures, delivering a programme of investment to achieve and sustain the Decent Homes standard.
Your effective planning skills will be utilised to ensure the team works efficiently to meet the needs of the customer and colleagues in delivering consistent customer focussed and value for money services. Supporting with the procurement of contracts in relation to the maintenance of the housing stock and manage these contracts to provide a cost effective, efficient service to the Group’s properties, maximising customer satisfaction and performance according to the relevant contracts.
You will also evaluate and proactively manage all H&S/risks that relate to asset management and service delivery. Develop and implement a performance management approach, ensuring that all measures and management information support continuous service improvement, attending Company work groups as may be appropriate. Support corporate working by attending working groups for asset management, procurement and risk/health and safety.
About you
You should be organised, disciplined and flexible. The work is interesting and varied and you will need to work collaboratively ensuring that all works are carried out to a high standard and maintaining customer satisfaction. You should have the following skills/experience:
Professional Qualification (CIOB) OR similar/equivalent experience
Prior experience of managing, directly employed labour and sub-contractors (preferably in social housing sector)
Able to lead, motivate and supervise a large team to achieve targets and high standards of work and customer satisfaction
Good understanding of all trade works; including: kitchen & bathroom renewals, window & door replacements, roof upgrades gutter & fascia replacements, damp works, internal and external decoration works
Good interpersonal skills and the ability to communicate effectively with customers, external agencies and customer/resident organisations, both verbally and in writing.
Intermediate IT skills including ability to use Microsoft Word and Excel
Commercial awareness and able to analyse statistical and other information to produce meaningful management reports with appropriate recommendations
Pragmatic, creative approach to problem solving with emphasis on fast, practical solutions
