Our client a regional affordable housing organisation based across England require several Development Manager to join there restructured and expanding development team.
This role is pivotal in the appraisal and delivery of development opportunities to meet the associations development strategy outcomes. You will identify, financially and strategically evaluate, report upon and contract new development schemes, ensuring all risks that are identified are mitigated and managed.
The Development Manager will manage the whole development process in conjunction with technical and sales colleagues, focussing on legal and financial management of your portfolio
In the main, you will be managing affordable housing projects, but also responsible for wider commercial activities, including open market sale, joint ventures, or other forms of commercial or mixed-use development.
You will need the ability to lead a multi-disciplinary team of consultants and internal colleagues, coupled with exceptional attention to detail and an understanding of the wider organisation and market.
Key Responsibilities
* Deliver new build development schemes from inception to completion, ‘on-time and on-budget’.
* Ensure that projects comply with internal and external procedures, quality standards.
* Produce and present reports for individual schemes in accordance with the Group's procedures and Standing Orders.
* Undertake a financial appraisal of each scheme to ensure that it meets the Group's financial appraisal benchmarks.
* Understand and incorporate Homes England requirements to meet the capital funding guide, in all development schemes.
* Project lead and manage schemes to deliver within challenging timeframes.
* Manage scheme cashflows and budgets.
* Monitor and review the performance of consultants throughout a project.
* Account manage a range of developer/contractor, Local Authority and RP partners, ensuring those relationships yield the maximum possible new opportunities
* Deliver individual schemes in accordance with the association’s requirements, Homes England contract requirements, ensuring scheme delivery compliance with internal, external, planning and regulatory requirements.
To be successful in this role you will have the following experience:
* Experience of financial appraisal and scheme management, with a good understanding of the private sector.
* Excellent written and verbal communication skills, with the ability to produce and present reports.
* Experience of project management and managing a project team.
* A thorough understanding of all aspects of scheme delivery including legal, procurement and contract administration.
* A good knowledge and understanding of Homes England and IMS procedures and development policy and procedures.
* A good technical understanding of project design.
* The ability to use own initiative, managing own time and priorities.
* Good IT skills which include the ability to confidently use all Microsoft Office applications and confidently input, interpret, and analyse data adhering to deadlines and targets.
* The ability to work collaboratively with internal colleagues and external organisations/agencies to ensure that individual customer needs are met.
You will ideally have a minimum further education qualification (HNC / HND / Degree) and / or relevant construction, maintenance or building related professional qualifications.
Housing development experience is essential.
You will also preferably have experience of working within an affordable housing provider organisation working alongside a team of fellow Development property professionals and be experienced of reporting to Executive management teams & board level.
