AIM OF ROLE:
To ensure contracts are placed with Sub-Contractors at prices which give the best possible value for money, subject to the Company’s standard terms and conditions plus additional conditions as appropriate. To ensure contracts are placed in sufficient time to avoid delay occurring to the site works. In addition to deal with the financial aspects of contracts including cost reporting.
KEY RESPONSIBILITIES:
• Assist with the preparation of building budgets when requested.
• Check drawings to ensure the proposals / details are practical and economic.
• Prepare Sub-Contract enquiries and send out for pricing in sufficient time to ensure that contracts are placed to suit the building programme.
• Obtain competitive prices for Contract work, ensuring Sub-Contractors quotations are returned by the date stated in the enquiry.
• Ensure that the Contract & Trade specification are signed and returned by the SubContractor.
• Present and submit to the Head of Commercial a completed Sub-Contract order approval form.
• Place contracts within budget values.
• Consult the Head of Commercial for guidance if all Sub-Contractors quotations exceed the budget value.
• Place contracts / orders with Sub-Contractors in accordance with the agreed terms and conditions.
SKILLS REQUIRED:
• Minimum 6 years’ experience.
• Good knowledge of building construction, contracts, law and property management.
• Extensive experience of commercial and industrial property.
• Proactive attitude and willingness to take on responsibility.
• Attention to detail, literate and numerate.
• Good communication skills.
• Good computing skills, ability to use word, Excel and Auto CAD programmes.
• Ability to work unsupervised and prioritise changing tasks.
• Full driving licence
