ACR are working with a nationally operating 5* Housebuilder to appoint an experienced Senior Estamitor to work from their regional office in Buckinghamshire.
The Senior Estimator will form a key component of the Commercial Team and the role will involve the management and development of a recently appointed assistant estimator.
Day to day duties;
* To liaise closely with the land team in order to provide build cost estimates for the land department.
* Ensure all build cost estimates are reviewed by the Commercial Director before they are Issued to land.
* Summarise the assumed qualifications within the build cost estimate and issue with covering email
* Work with the technical team to ensure the necessary information is included within the technical part 2 report and the necessary due diligence is undertaken at the appropriate time during the bidding and purchase process.
* Identify any potential risks or information lacking during the bidding process and communicate this with Land to ensure any necessary cavaets are included within the bid.
* To provide comment and cost saving / value Engineering suggestions when returning build cost estimates
* To maintain and update the Excel offline estimating template with current rates
* To update and maintain the Light & Space Standard House type pricing Matrix with the latest order values when sites are tendered.
* Take responsibility for the development and improvement of the regional Master Sitestream template, such that it reflects the Latest Rates and changes requested from time to time by group.
* To attend preplan meetings and ensure a strong commercial overview influences the proposed scheme.
* To comment on scheme efficiency and help in deriving best mix solutions that maximise profitability on every site
* To liaise with buyers and surveyors so that we can compile an external materials folder that contains up to date prices and availability of facing bricks and roof tiles etc.
* To liaise with the construction director in order to agree build programmes, staffing and general preliminary cost provisions.
* To benchmark where possible build costs / specs, sales extra policies of competitors.
Strategic tasks;
* To maintain Chiltern’s standard house type pricing matrix that will, when completed, include e/o options for specification and/or external elevations.
* To maintain Chiltern’s best performer spreadsheet which considers cost/revenue and land usage for each housetype.
* To maintain and amend the current BCCL so that it becomes more relevant to the majority of future schemes and includes additional information – ie sales rate, golden brick details etc
* To consider alternative forms of construction ie timber frame
* To develop the way in which technical information etc is provided ahead of cost appraisals by liaising closely with the technical team
