Job Role

The job holder will be responsible for the day to day supervision, of operatives and sub-contractors to deliver a high quality voids service. They will be required to work closely with the operatives, sub-contractors and administrators within their team as well as with the client Void team to ensure that the contract requirements are exceeded by their team, within the properties they are responsible for. The role will have responsibility for delivering excellent service delivering profitably and voids on time. This will be measured weekly against a set of pre-agreed KPIs, and profitability of every job must be achieved through a productive and motivated team. The role will also be involved in other works relating to the client when they are received.

Responsibilities

Responsibility for delivery of responsive and investment voids designated to you. This will include pre and post inspection of voids and “hand-overs” with a client representative.

Delivering voids in a profitable manner by ensuring that your team is productive and completes jobs within agreed timescales ensuring stringent margins are met with both profitability and turnaround times.

Assist in hitting agreed KPI targets.

Daily checking of jobs on-going and completed by your team, both physically on site and . Ensure correct coding and quantities via contracted schedule of rates (SOR) Standard Minute values and prepare jobs for invoicing . To be able to under go, planning and assist in quoting larger works if required via client

Ensuring business complies to H&S.and all operatives and subcontractors are working in a safe manner

Regular liaison with client, voids team and subcontractors

Control of your operatives vans, van stocks, material purchases, tools, plant hire, uniform and PPE

Key Tasks

Improve profitability by reducing cost, material control and increasing productivity

Assist in achieving all pre-agreed KPI targets

Increase productivity of all operatives

Build a good working relationship with the client and particularly the local area housing officers and surveyors.

Ensure all operatives work in accordance with company procedures

Monitor and police any jobs with site visits on a daily basis

Review daily all SOR codes used where applicable

Review daily any jobs that may go over completion date and action as necessary.

Carry out pre-inspections / coding on larger or difficult jobs and ensure that these are managed to the satisfactory conclusion of the resident and the client

Review daily and monitor the total number of recalls and address any performance issues with relevant operative. All recalls to be corrected in operatives/sub-contractors own time.

Desirable Qualifications/Experience

Some experience of developing / monitoring operatives

Relevant trade qualifications to city & Guilds Advanced Craft Level, NVQ level 3 or equivalent qualifications.

Experience of construction and or housing, industries.

A good awareness of HR issues.
