We are seeking an experienced professional to fill the newly created role of Property & Maintenance Manager within bp pulse Growth Team and a successful applicant will be accountable for:
* the handover and acceptance of newly constructed hub sites from the project team into the existing hub network.
* the ongoing management of bpp’s hub asset portfolio (incl. guidance and property management).
* implementing a new maintenance model and strategy. Has accountability for the overall maintenance service provider delivery, relationship, cost management and performance management.
Key Responsibilities & Tasks:
* Process-driven handover and acceptance of newly constructed hub sites from the project team into the existing hub network
* Identifies and manages risks to ensure safe, smooth running and cost-effective operations. Provides property input to enable delivery of operational initiatives, e.g. landlord consents.
* Accountable for formulating, implementing and delivering the annual EV hub asset rent and rates budgets.
* Ensures proactive management of bpp’s leasehold portfolio, as landlord and tenant, managing external surveyors and consultants to ensure lease obligations are met and rental payments are made.
* Ensures that rent reviews are concluded in a timely manner, managing external surveyors to secure best value for bpp
* Liaises with third parties, consultants and legal advisors as required, ensuring that bpp’s interests are maintained and enhanced in alignment with the bp Code of Conduct
* SPA for all property related activity conducted on bpp EV hubs working closely with the Mobility Scale-Up and HSSE team to ensure that all external property related visitors act appropriately and within the guidelines.
* Perform inspection, testing and maintenance in line with bp M&C Europe inspection and maintenance strategy.
* Define key performance indicators (KPIs) for inspection and maintenance contracts, in line with inspection and maintenance strategy and business requirements.
* Health and safety performance of contracts under management.
* Creation of reports and monitoring of maintenance performance and the reporting of maintenance performance
* Define maintenance contract requirements, including service level agreements and recommend inspection and maintenance contract placement.
* Provide input on assurance processes relating to equipment and maintenance
